International Period Property For Sale: Germany
Apartment Block, Plauen, Sachsen, Germany
Elegant 19th century building over six floors requiring renovation

This property is an elegant semi-detached apartment block from the 19th century over 6 floors. At present the building has 6 apartments, but in our view there is potential for attic conversion to gain 2 more apartments. There is no parking inside the plot, but there is plenty of parking free of charge along the street. All the buildings in the street are from the same period. Some are empty and some have been renovated and are occupied. It is constructed of brick and carved sandstone. The roof structure and floors are made of solid timber and the roof is slated. The ceilings are plastered and the doors and windows are made of timber and painted. The floor to ceiling height is over 3 metres and many of the original features remain. The building is currently empty and needs repair work. Although in general the facades are in good condition there are some cracks visible in the front (exterior only). Water and electricity were disconnected as plumbing and electrical works have to be carried out.

The extent of the renovation works required include repair of the roof and gutters, cleaning and consolidating facades, repair of timber floors with water damage, replastering some ceilings, new plumbing, heating, electrics and broadband, repair of some windows, installation of new kitchens and bathrooms, repair of some interior doors and stud partitions, rebuilding of metal balconies to the rear, clearing the garden, painting and polishing floors. Germany has government incentives to support property owners in restoring and/or improving their buildings. This may include reduced interest loans and/or grants for energy saving improvements. There is also help to create fully accessible apartments and this could be achieved in the basement floor of the building.

The region is a popular place for winter holidays and there are golf courses, forests, lakes, fun parks, ski slopes and other leisure facilities nearby. Plauen is a medium sized city (70,000) and has all the amenities of a modern European city but also its own historical character. For more information about Plauen please visit www.plauen.de. The total area of the building is 765 m2. The average price for liveable buildings in this area is 963 euro/m2 and the average monthly rent is 4.34 euro/m2.
