Detached house for restoration
...THIS PROPERTY HAS BEEN SOLD...

Two houses for the price of one!
Within the walls of the beautiful medieval town (centro storico) of Sarnano, this is a rare opportunity to purchase a detached property with a large garden (with fruit trees) and adjacent residents only parking. 167m2 (area of 2 houses); 11m2 steps/patio; 275m2 garden.
This property is currently split into two separate houses each with its own front door (one at road level and one at the top of outside steps). One house could therefore be used for separate guest accommodation, as a holiday let or perhaps sold on. It is also easy to convert to one large house by knocking through an original doorway – planning permission has been granted to do this and to create a new garage under the garden level and a terrace.

Being within the town walls, the property dates from approximately 1600 and is a short walk from all amenities, but is in a quiet spot with splendid views to the hilltop town of Gualdo and surrounding countryside. The road level house has two bedrooms, a living area, kitchen and bathroom. There is also a 'lean to' store leading to the garden. The upper house has 1/2 bedrooms (depending on layout), a kitchen/living area, cellar store, and two small terraces.
The property is in good structural order with recent work carried out – complete repainting of the exterior, the windows and shutters, some replastering (internal & external), new guttering, replacement of most of the roof & beams in part of the building. There are mains water, town gas and electricity in the property. The house will need rewiring and plumbing according to the layout needs of the buyer and redecorating throughout.
The garden has cherry and hazel trees and a vine. The tiny chapel of San Fillipo sits opposite the house and is the only close neighbour.

Sarnano is one of the few towns in Le Marche whose historic centre remains untouched. It is a walled town with small concentric winding streets leading up to the Piazza Alta through its original gate and plays host to a medieval festival and several arts and musical events each year. Sarnano is also famous for its thermal springs and baths and for its spectacular views up to the Sibillini mountain ski runs and national park which are only a short drive away. There are banks, a pharmacy, many bars and restaurants and shops with a busy street market on Thursdays, a cinema, an indoor swimming pool and sports facilities.
