Period Property For Sale: Limerick
Heathfield, Ballyruane Woods, Kilmeedy, Co. Limerick
Exotic, romantic Irish castle measuring 420sq.m. located a short drive from Adare

Heathfield, a most beautiful blend of historic and contemporary, offers comfortable and modern living with stunning design, situated in fabulous woodland surroundings. Stunning features of the residence include Italian marble floors, custom-made, stainless steel skirting boards and charcoal underfloor heating on the ground floor (which holds the heat in for eight hours and is more efficient than concrete flooring).

Each room is thermostatically controlled, the front windows are timber sash, while Georgian style timber windows feature at the rear. The gothic style internal doors are all nine-foot and hand made, as is the feature spiral staircase in the round tower hall.
Outside, the beautifully landscaped grounds are accessed via electric gates and a tree-lined avenue cutting through manicured lawns interspersed with specimen trees, including a crop of old beech trees. The grounds have been planted with woodland plants, shrubs and ferns, and feature a meandering stream, 12 waterfalls, including one measuring 12 metres high, raised decking areas, a golf driving range and direct access to the surrounding 1,000 acre Ballinruane Wood.

A triple-lock teak, arched front door with windows either side leads to the entrance hall, which has been laid in Travertine marble floors. A velux window draws in additional natural light and a sandstone archway to the left of the entrance leads to the original limekiln and reception room. Another door leads to a guest toilet with marble floors, stainless steel skirting boards, contemporary white mounted sanitary ware and a marble splashback.
The elegant reception room overlooks the front garden through a large arched window. The room has been laid in the same warm polished marble floors. Similarly toned natural sandstone walls complement the original sandstone used to surround the limekiln fireplace. The fireplace itself, which is large enough to stand in, features a solid fuel stove. The rooms high, vaulted ceilings are accentuated by stunning oak beams and two velux windows draw in additional natural light.

The other side of the entrance hall leads to an impressive round tower. The structure is punctured with gothic style windows, which flood the space with natural light. The same marble floors appear here along with a striking, wide, stainless steel spiral staircase with stone pebble steps leading to the first and second floors. An equally striking chandelier is suspended over the space and gothic, wall-mounted lights add to the castle theme.
Arched double doors lead from the tower to a spacious cloakroom with marble floors and storage presses with sliding mirrored doors, a double bedroom and en suite, and to the living/dining area of the residence. The double bedroom is the only one on this level. A large window offers views of the rear grounds and the five-star quality en suite features large polished cream tiled floors and matching cream partially tiled walls, a white suite, incorporating a Jacuzzi bath, wall mounted sanitary ware, built in storage under the wash hand basin, and mirrored arched alcoves with additional storage.

Another set of arched double doors leads to the substantial, open-plan kitchen, dining and living area, which occupies the majority of the ground floor accommodation. The kitchen to the rear of the space has been fitted with an extensive range of cream, high-gloss floor and wall mounted units with pale granite worktops, stainless steel splashbacks, and a breakfast bar. A matching central island with frosted glass and internally lit units incorporates a five-ring hob and a suspended stainless steel extractor fan. Other integrated appliances include an eye-level double oven, a dishwasher and an American style fridge freezer.

The living area to the front benefits from a sandstone fireplace with a raised fire and a marble hearth. The space has four windows overlooking the front gardens, three windows to the rear and two sets of French doors leading to the decking area and garden at the side of the house. The room also has an intercom system and surround sound.
There are four en suite double bedrooms at first-floor level; two overlooking the front of the property and two to the rear. Three of the bedrooms feature solid Canadian maple floors and one is carpeted. Two of the rooms also have walk-in wardrobes with maple floors and extensive shelving, hanging areas and storage space, while the third room has built in wardrobes. The en suites include marble and mosaic floor and wall tiles, contemporary white, wall mounted sanitary ware, and power showers. One en suite has a bath in the centre, while the power shower in two others feature Indian blue pebble stone tiles.

The first floor also has a utility room with Travertine marble floors, a good range of built-in storage units and a sink, and is plumbed for a washing machine and dryer. The second floor houses a study in the landing area of the tower with an intercom system, a pebble stone floor, and five gothic style windows offering 360 degree views of the surrounding countryside. A door leads from here to a large, decked roof terrace with a barbecue area, a dumbwaiter, natural stone turrets, an intercom and sound system, recessed wall lighting, and is plumbed and wired for a hot tub.
Outside, a wine cellar at the limekiln/reception end of the house features decked floors and extensive shelving with good storage space. An additional store at the rear houses an oil tanker and burner. There is also a golf range to the rear of the house.
