Brian Tuohy Auctioneering is delighted to have been favoured with the sale of this beautiful historic lakeshore property. Held under Folio GY56231 and situated on the north-western shore of Lough Derg close to the town of Portumna, Cloonmoylan House stands on circa 12.5 acres of parkland and the property includes two small islands close to the shore. On the larger island is a two bedroom house in very good condition that has been used as a holiday home. In addition to this is an adjoining circa 3.7 acres held under Folio GY31453 also with extensive lake frontage and also with a two bedroom house which can be purchased with the main property if required.
History
Cloonmoylan House in its current form was built in or around 1860 by the Friar family but there was a building on the site prior to the drawing of the first Ordinance Survey maps in 1829. There is also evidence of habitation on the island from this time. The property has had several owners over the years and it is interesting to note that during the Irish War of Independence and ensuing civil war, when many houses owned by the Protestant gentry were burned down by the IRA, Cloonmoylan House was not just spared but an IRA protection detail was actually assigned to prevent the house from being torched and there is a photograph in existence showing these armed men on sentry duty.
Following independence the property was acquired by The Land Commission and most of the land was divided among the local farmers. The property has been in the possession of the current owners since 1970 and it has been restored and maintained since in a sympathetic and appropriate manner. The house has been designated as a protected structure since the early 2000s. Extending to circa 300 square metres (3,200 square feet) Cloonmoylan House is not a huge mansion built on a grand scale but rather a spacious, comfortable dwelling with rooms of generous yet practical proportions in an exceptional location with many very special features not least of which are unrestricted lake views and private lake access.
Cloonmoylan House
As previously stated the main property stands on C12.5 acres of parkland and includes a walled garden, several outbuildings and stables all in very good condition built around a courtyard. There is also a boathouse on the lake shore. The main house has been maintained in the period style.
The ground floor accommodates an entrance porch opening into the main hall which leads to the sitting room, dining room, library, study, kitchen and ground floor bathroom. The main reception rooms all have feature fireplaces and large shuttered windows and are flooded with natural light. The kitchen has an oil fired Aga stove and was fitted with Smallbone kitchen units in the 1990s. Off the kitchen are a scullery, a boot room and a pantry. The bathroom has been adjusted to accommodate people with disabilities and a chairlift has been installed on the staircase.
The first floor has a large central landing leading to five bedrooms and two bathrooms. The master bedroom has a feature fireplace with two large south facing windows and has access to one of the bathrooms in a jack & Jill style.
The house is connected to mains electricity, high speed broadband, oil fired central heating, a private deep bored well on site and a septic tank onsite. All windows are double glazed and were installed prior to the house being designated as a protected structure.
The approach to the house is via a tree lined drive and there are numerous mature specimen trees around the property. The walled garden has a central apple tree but has not been used for anything other than grazing a pony in recent years. The courtyard at the rear of the house has several buildings including carriage houses, horse boxes, workshops, stores and barns and even a small bar!
The property has extensive lake frontage and while the shoreline is owned by the ESB there is unrestricted access to the lake. The boathouse is block built and in very good condition with a small lean-to shed for storage and an overhead room ideal for a studio space.
Island Property
The nearby Friar’s island comes with the property and is easily accessed by boat from the boathouse. The island extends to 0.62 acres or thereabouts and has its own boathouse with jetty.
There was a small stone house on the island for well over a century and this was extended and refurbished in the early 1990s to make it into what it is today, a comfortable holiday / weekend cottage. It comprises of an entrance hall, a living room with open fireplace and back boiler, a kitchen / dining room with fantastic lake views, a double bedroom and a bathroom on the ground floor and a second bedroom on the first floor. Electricity and water are supplied from the main house and there is a modern septic tank on site. Windows are double glazed and a solid fuel central heating system is installed. In very good condition, the house is centrally located on the island and has lake views in all directions and there is a pleasant walking path around the perimeter. There are many mature trees for shelter and a little garden shed and wood store. The BER is a G.
If you’re looking for peace and tranquility this is a truly idyllic little hideaway.
Lakeshore Cottage
Adjoining the main property is another detached lakeshore cottage standing on C3.7 acres which can be purchased if required as part of the main property. The cottage was block built in 1991. This also has extensive lakeshore access and a private jetty. It is connected to mains electricity and a deep bored well and septic tank. Windows are double glazed and oil fired central heating is installed. There is also an open fireplace in the living room. The BER here is an E1.
Living accommodation includes an entrance hall, a cosy kitchen / living room and a double bedroom and bathroom on the ground floor with another bedroom on the first floor. It is in very good condition throughout.
All told, this is an exclusive and extremely rare type of property to come on the market. For sale with all furniture, fixtures and fittings, and with all the buildings in very good condition there is little or no work needing to be done. This, combined with the sensational lakeside location and large site makes this the most exciting property sale to come on the market in this area in many years.
